As of today we have 4667 active single family homes on the market in cape coral. Of those 467 are active contingent (probably short sale offers waiting for banks reply). 697 are actually pending waiting to close. If everything would close that's 1164 homes ready to close. In the past 30 days there have been 344 closed single family homes. YEAH!
Condo's are as follows 783 Condos showing active on the market. 19 are in the active contingent status. 40 aare actually pending.33 have acually closed in the past 30 days.
That is 374 homes closed in the past 30 days in Cape Coral. 66 new listings of residences came on the market in the past 24 hrs. 20 homes expired on our Multiple listing . 14 terminaated or withdrew.
I think we are moving in the right direction and if a property is priced correctly for TODAY'S prices it will definitely sell. The buyers are out there. We have some amazing deals. You can't build them for these values. If you don't price your home to accomodate the market place, it will pass you buy and you too will be on the "did not sell list". Lets go people. This is the bottom. It won't hang around forever.
